PurposeEffective facility management (FM) can reduce environmental effects on buildings throughout their life cycle. This study aims to investigate the challenges in implementing building information modelling (BIM) for FM in government buildings in Thailand.Design/methodology/approachEight government-building facility experts were interviewed using an in-depth interview method to identify FM challenges. The collected qualitative data were analysed via thematic analysis to ensure data saturation. The final questionnaire was designed with 45 FM problems, classified into management, technical and human resource problems, to collect quantitative data from 54 government FM officers. The data were used to prioritise the severity and frequency of the FM problems using the severity index (SI) and relative importance index (RII).FindingsManagement problems have the highest impact, with an average SI of 0.285, followed by human resource (average SI = 0.266) and technical (average SI = 0.264) problems.Originality/valueThis study identifies the government-building FM problems in Thailand that are critical to the development of a BIM execution plan (BEP) guideline. The findings can facilitate strategy development for government-building operations and management in line with the public procurement and supply administration of Thailand. These findings can serve as a guideline to inform the development of a BIM Roadmap for integration into the national digital roadmap and the Thailand 4.0 policy to mitigate construction-related environmental and climate issues.

Internet of Things (IoT) Impact on Facility Management of Office Buildings: A Qualitative Study

Most office buildings are not optimal due to the slow adoption of the Internet of Things (IoT) in facility management (FM) processes. As a result, the collected data, information, and system processing are not completely exploited. In consequence, the impacts of IoT on FM are expected to intensify soon. However, the integration of IoT and FM in implementing new technologies, capabilities for high-quality service delivery, and changes in management approaches in office buildings are still low. This study intends to explore IoT's positive and negative impacts on the FM of office buildings. The data was collected from open-ended interviews with 20 FM professionals and analyzed using the thematic analysis method to identify the impacts of IoT on FM office buildings. The findings show that IoT positively and negatively impacts the FM of office buildings in terms of people, system, safety, time, and cost. The study findings can assist key FM players in developing and creating a better convergence of people, place, environment, and process for business and services in office buildings by considering impacts.

Facilities management is a profession that has an enormous scope of business opportunities; facility management (FM) has become one of the fastest-growing sectors in the recent decade. On the other hand, FM's scope and identity is a heterogeneous field of work that involves a wide range of tasks, responsibilities, and knowledge. The aim of this study isto explorethe facilities management business opportunities; the study employed a systematic and intensive literature review to achieve the aim of the study. 93 numbers journals related to the subject study was collected and screened 50 numbers of the journal and 30was used. The journals were collected from 3 search databases the science direct, Scopus and emerald. From the previous kinds of literature reviewed, it was found that there are numerous facilities management business opportunities, including maintenance,as a result of increases in the construction in our cities. There are numerous studies carried out on the facilities management and its scope of functions, a better understanding of the scope of the facilities management give a hint to several business opportunities that can retrofit the modern world. In the various aspects of human endeavors, it was confirmed in the previous studies that facilities management is necessary for integrating the other aspect of the system to work in coordination. And from thestudy's findings, it also shown that Due to the day-by-day usage of the facilities, we have the revenues we generated and the time we have will not allow us to renew the facilities, it takes an extended period, some feature of the facilities denies such, going with this, the maintenance role of facilities management business is thereby played.it is concluded that facilities management has numerous roles to play, and facilities management business opportunities go with the dynamism of the technological development of the globe.
