AbstractThe effect of land cost in the forest profitability: a case study for Santa Catarina. This research aimed to ascertain the impact of land cost land on profitability of Pinus spp. timber production. The forestry sector has as key feature to generate financial returns in the long term, often making the investment activity in a large barrier to new business. The price of land is a variable that depends on the return of forest activity, making it necessary to know the effect that the cost of this resource will have on profitability. In order to estimate return on forest activity, it uses economic criteria, like Net Present Value (NPV) and Internal Rate of Return (IRR). The results proved to be more attractive the non-acquisition of land, with NPV of US$ 5.5804,00 and IRR of 18% per year. Considering the investment in land (purchase or lease), the economic results have suffered reduction with NPV of US$ 3.711,00 and IRR of 11% per year. The lease of land presented a NPV of US$ 3.531,00 and IRR of 13% per year. But, before using such criteria as the only decision making, other factors must be evaluated as to obtain the income of the legal reserve, the better level of use of land and a proper forest management, aiming to increase revenue with the acquisition of new products and increased production of forests. Keywords: Economic profitability; land price; forest management; pinus.
Abstract Economic profitability of the production of Pinus spp.by mesoregion in Parana. This study aimed to analyze the economic profitability of Pinus spp. in the State of Paraná, with mechanized production systems and manual, also considering different scenarios of investment in land. The data were obtained through the Department of Agriculture and Supply of Paraná (SEAB). The results showed that both manual and as mechanized presented themselves viable, when the investment in land was a decrease in the internal rate of return (IRR). The best medium economic return was found for the mechanized system without investing in land, with IRR of 22,1% per year. Considering the investment in land, the best return was found for the mechanized system, with IRR of 12,1% per year. The forest mesoregions traditionally had higher IRR, due to lower land value. There are usually regions where agriculture is not the main activity, according to the characteristics of soil and relief. The Central-East and North Pioneer had the highest IRR not considering the acquisition of land with 23.5% and 22.8% and considering the acquisition of this, under the mechanized system, 11.9 and 11.71% respectively. The differences between the returns for each meso due mainly to the price of land.
Economic Profitability of Land Lease for Eucalyptus Cultivation inSao Paulo State, Brazil ABSTRACTThe present study aimed to analyze the leasing of land for the cultivation of eucalyptus in Vale do Paraiba, Sao Paulo state, Brazil. We used information from 10 properties, eight landowners, a pulp and paper company, and an investor in forestry assets. The economic tools used were the Net Present Value (NPV), Internal Rate of Return (IRR) and Land Expectation Value (LEV). Considering a minimum attractiveness rate of 8.75%, the cultivation of eucalyptus with investment in land in the study area was economically viable for only five of the properties analyzed. With the guarantee of productivity established in the contract, the investment was feasible for land lease, but uneconomical for the investor. Ensuring productivity was important to maintain economic viability for the investor and the lessee, considering that without productivity assurance only three properties showed economic viability for land lease.
