Alors que la ville classique devait être belle en respectant les conventions de bienséance et que la ville moderne devait être radieuse en ordonnant ses besoins, la ville contemporaine doit être durable en assurant son lien avec la nature. Depuis l'époque industrielle, l'entassement des habitants et l'engorgement des voies appellent des réformes rationnelles qui rendent la ville plus fluide, plus saine et plus naturelle. Les motifs et les projets du développement durable s'inscrivent aujourd'hui dans la continuité de ces discours.
Bien que l’on parle peu d’architecture commerciale pour les périodes qui précè-dent le XIXe siècle, que l’on considère souvent comme «le » siècle des grandes innovations en la matière, la gestion des aires de chalandise a fait l’objet, dès la seconde moitié du XVIIIe siècle, de questionnements et de programmes originaux qui ont jusqu’à présent trop peu retenu l’attention des historiens de l’architecture. L’idée est ici de montrer, à travers les exemples parisiens et londoniens de Pierre-Louis Moreau et George Dance le Jeune, particulièrement représentatifs des changements qui ont lieu, l’importance acquise par la boutique. Magnifiée, devenue un motif-clé de l’espace urbain, elle a incité les architectes à concevoir de nouveaux dispositifs d’aménagement – comme les passages couverts – qui ont pleinement contribué à façonner l’identité de la ville contemporaine.
