L’objet de cet article est d’examiner l’impact de la proximité de zones industrielles sur le prix des habitations situées dansla région estuarienne de Port-Jérôme (Seine-Maritime) pour la période 2001-2002 en utilisant la méthode des prixhédonistes spatiale. La présence simultanée de deux actifs naturels (la Seine et le marais Vernier) rend cette analyse pluscomplexe. Nos résultats montrent que la présence d’industries classées Seveso à proximité des habitations dépréciefortement le prix de vente de ces dernières, effet non accentué par l’explosion en septembre 2001 de l’usine AZF deToulouse. Nous montrons également que la proximité des actifs naturels, loin de contrebalancer la présence négative de lazone industrielle, accentue au contraire la dépréciation des prix.
Using the spatial hedonic price method , we analyze the impact of the proximity of petrochemical parks on housing prices in the estuary area of Port-Jérôme (Seine-Maritime, France) over the period 2001-2002. The simultaneous presence of two natural assets (the Seine river and the Vernier marshland) makes this analysis more complex. Our results show that the presence of Seveso-classified industries near dwellings strongly depreciates selling prices, yet this effect was not accentuated by the September 2001 explosion of the AZF factory in Toulouse. We also show that the proximity of natural assets, far from offsetting the negative presence of the petrochemical parks, steepens the price decline.
